Slovenia Property Market Overview


Slovenia is a small, picturesque and relatively wealthy country that has already joined the Euro currency at the beginning of 2007.

It was always the start performer of the former Yugoslavia and this continues to this day attracting a modest amount of investment for its size and making good and steady economic progress.

Slovenias property market is quite robust, there is good local demand and limited supply, thus prices have performed quite well over recent years.

However, it is not a market that is particularly attractive as a foreign investor.

Prices are already quite high and combined with the fact that foreigners cannot get mortgages in Slovenia leaves property investment only to cash buyers, which is not an attractive option for most.

The process of purchasing a property in Slovenia is also not straightforward with a lot of paperwork and approvals needed. Generally taxes and regulation are quite high.

Most foreigners tend to buy second homes in the countryside, particularly in the beautiful Julian Alps (Bled, Bohinj, Bovec, Kranjska Gora).

If the Slovenian property market does open up to foreigners then Ljubljana, the capital, would be the natural investment location of choice, as the fundamentals are quite solid.

At the moment investors would still need fund the property price and costs in cash and deal with the extra bureaucracy and hassle, thus there are far better place to invest in Europe.
