Warsaw, the capital, and business and financial hub of Poland, led from the front in 2004/2005 with strong capital growth.
Warsaws takes full advantage of its status and attracts the most FDI of any region in the Poland. This FDI has created jobs and attracted a large number of people to the city. Wages in key sectors have risen quickly and unemployment has fallen substantially. The resulting increase in demand for housing has been significant and pushed prices skywards.
As Warsaw was the first city in Poland to show strong price growth it was also the first city to show signs of a slowdown. Property price growth outstripped wage growth and thus affordability issues naturally started to bite putting an end to astronomical growth rates in the short term.
Whilst there may be little price growth in Warsaw in 2009 Warsaw still represents a low risk, excellent long-term bet for any property investor. We expect there to be some excellent buying opportunities later in the year, with central parts of the city being the lowest risk.
